Sherwood Forest has about 200 homes on around 1000 wooded acres and is located in southern
Transylvania County of North Carolina. Sherwood Forest is self managed by its residents through their Homeowners Association consisting of a 7 member Board of Directors.

As such, lots in Sherwood Forest are left wooded and homes are designed to blend into the forest with minimal intrusion on the environment.
The
Sherwood Forest Home Owners Association owns and preserves around 300 acres of woodlands, 5 lakes, numerous streams, and about 20 miles of hiking trails. Roads, utilities and amendments are managed in a way to minimize their impact on the natural environment. Recreation amenities not only include the lakes and trails but also an 18 hole par-3 golf course, a junior-Olympic swimming pool, tennis courts as well as a gardening area. Frequent social gatherings and meetings are hosted at the Robin Hood Centre and Robin Hood Barn.
Sherwood Forest was
one of the first communities in the nation to be recognized as an Audubon Cooperative Sanctuary. This recognition came about because of enlightened environmental planning, developmental restraint, and actions beneficial to wildlife and environmental health, such as preserving trees, using native plants in the landscape, monitoring water quality, and reducing light pollution. The design and construction of the homes is intended to harmonize with, and blend into, the landscape. Glaring colors or contrasts are avoided as well as conspicuously unnatural materials, and artifacts in the landscape. We preserve native trees, shrubs, and herbaceous plants, as well as topsoil, not only for their beauty or ecological importance, but also because they support the diverse animal life of the southern Appalachian forest community. For these reasons, we avoid unnecessary tree removal, cutting of shrubs, or the replacement of native shrubs and herbaceous plants with non-native lawn grasses or formal landscape plants. Our natural habitat is our finest and most distinctive asset: the woodlands of our residential and green areas integrate, creating a sense of unbroken primordial forest valued by residents as a source of recreation, beauty, and repose. Sherwood Forest is a uniquely beautiful place in which to live, chiefly because of the shared environmental ethic of its residents. The roles of the AERC are to preserve and promote this ethic of building in harmony with nature, as well as to assure quality construction. Thus, the AERC provides architectural and environmental assistance to new and old residents before and during the construction of new homes, renovation of the exterior of existing homes, or modifications to landscape. Much of this longstanding experience has been codified in the “Regulations and Design Standards” booklet.

In 2008 16 homes listed with only 7 selling and from Jan 1, 2009 through December 31, 2009 13 families listed their homes for sale with only 3 selling. From Jan 1 to April 30th 2010 there have been 11 new listings for a total of 17 active listings and only 1 sale.
